Divorce buyout calculator
How much will it take to keep the house?
Enter your home value and mortgage balance. The worksheet shows the buyout owed to your spouse, the new loan amount, and an estimated payment.
How to read your numbers
Loan to value is the new loan divided by the home's value. At 80% or below you generally avoid mortgage insurance and get the best pricing. Above that, it can still work with the right program.
The payment shown is principal and interest only. Add property taxes, homeowners insurance and any HOA for your full housing cost.
The real question is whether you qualify on your income alone. That's what a review with me answers.

About the math
How is a divorce buyout amount calculated?
Start with the home's current value, subtract what's owed on the mortgage to get the equity, then multiply by your spouse's share. In California community property is usually split 50/50, but your settlement may adjust it for separate property, reimbursements or other assets.
Does the buyout get added to my new mortgage?
Usually, yes. The new loan pays off the old mortgage and pays your spouse their share, plus closing costs if you choose to finance them.
What if the new loan is too high?
There are options. Your spouse can take other assets in place of some equity, part of the buyout can be paid over time, or a different loan program can allow a higher loan amount. Let's look at it together.
