A lender in the room before the settlement is signed
When a client wants to keep the house, the buyout terms only matter if they can close on them. I give your clients a fully underwritten answer early, so the agreement holds up.
- Free qualification review for your clients, usually within 48 hours
- Plain feedback on settlement language: support terms, debt allocation, buyout timing
- Options when the numbers are tight: offsets, assumptions, and portfolio and non-QM programs for files Fannie and Freddie won't do
- Updates to you at each step, with your client's permission
- Spanish speaking clients welcome. Hablo español.
What I look at in a draft agreement
- Is the buyout amount and deadline stated clearly?
- Is support described with amount, start date and duration a lender can use?
- Does the judgment assign joint debts, so they can be left out of ratios?
- Is there a backstop if the refinance can't close by the deadline?
- Does the title transfer match how the new loan will close?
